Who are we?
The Orchid Hua Hin is a new Luxury Pool Villa Development in the Black Mountain area of Hua Hin, Thailand.
The developer has more than 15 years of experience in the local Real Estate Market, having built and sold over 140 pool villas in his successful Orchid Paradise Homes project!
With this new project we venture into an even more luxurious style of living:

Can I sell my home in the open market?
You certainly can, The Orchid can assist if you would like.
Is it possible to add more than 2 people‘s name on the lease/purchase agreement?
Typically only two people register on the lease agreements, however it is possible to add more people. Also, a Lessee can stipulate as many people as residents of the facility as they want.

Freehold: Available for Thai Nationals, Full Chanote land title deed

What is included in my purchase price?
Your dream house at The Orchid comes fully fitted. Following fixtures and fittings are included in the basic purchase price:

Can appliances be upgraded?
Appliances are appropriately chosen for each property design. Customers have the opportunity to vary the appliances to be fitted at their cost.
Can colour schemes be chosen?
You have the opportunity to choose floor coverings, pool tiles, bench tops, kitchen cupboards and bathroom vanities.
Can floor plans be altered?
Some alterations on floorplans are possible. You can change interior walls and add bathrooms within our layout. This will be priced according to your specific changes and the extra costs they incur.
Furniture
Is there a package included or available?
At the Orchid we believe our customers have their own individual taste when it comes to fitting out their dreamhouse. As such we do not offer any furniture package, customers are free to choose what they like. We can of course recommend suppliers if you want us to.

- High performance water filtration and purification system extending to all water points in the whole house

- The entrance to your property is fitted with a remote-controlled gate
- Ceiling Fans are included in all main rooms and bedrooms
- Selection of floor tiles, bathroom and kitchen tiles, wallpaper can be discussed according to your preferences
- All windows and sliding doors are UV repellent to minimise heat transfer
- All our houses are fitted with an anti-termite piping system under the house
- Smoke detectors are included in all main areas
What are the monthly fees?
During the first year of operation The Orchid will absorb the monthly maintenance fees which are used to maintain all public areas and public spaces, our gym and padel court and also include 24-hours access security as well as the fees for cleaning your pool twice weekly. From the second year of operation onwards we expect the monthly maintenance fee to be around THB 6,000 to 7,000 , depending on the total square meters of public areas available.
Will the monthly fees increase in the future?
Increases to monthly fees will be limited to any increase in the Thailand Consumer Price Index.
How do I pay my monthly fees?
At the time you take up residence you will be provided with options on how to pay which include by electronic transfer or by direct debit. The Orchid will issue you with an invoice to pay the maintenance fee one year in advance.
What other charges can I expect?
You will get a monthly bill for your consumption of water and electricity, based on your meter readings.
You will also get a monthly bill for Pest Control, cost estimated at THB 1,000 per month.
Internet charges will be billed to you directly by the Internet Provider 3BB, average package cost is approximately THB 1,250 per month.
Is there a sinking fund, how much do I have to contribute and how often?
The Orchid does not have a sinking fund to pay.
Do I have to take out insurance?
You will need to take out your own household contents insurance.
Who is responsible for fixing defects and for how long after I move in?
There is a 1 year defects liability period after construction has been completed and the property was handed over to you. The Orchid will be responsible to carry out any remedial works required. All purchasers will have the opportunity to undertake a Condition Audit inspection of their new home prior to settlement.
The Orchid guarantees the House structurally for a period of five years.
Technology
The Orchid provides USB charging ports in walls at the most convenient locations. You can suggest alternative locations to fit your lifestyle. Further customisations and special requirements can be discussed, we will do our utmost to provide you with your preferences.
Connectivity is provided by 3BB Internet provider and is paid by the customer. 3BB has several packages on offer and we will be happy to assist you in organising your account.
